Tempering Valves & How They Work

What are they used for?

The main purpose of a tempering valve is to ensure scalding does not occur if a child or person with a disability was to come into direct contact with water exceeding 50 degrees and burn themselves at a tap.

Most storage tanks come with a present temperature of 60 degrees to kill disease off like Legionnaires Disease which means we then need to install a tempering valve which carefully mixes cold and hot water together to achieve the 50 degrees required.

Below are common tempering valves

There are dangers associated with NOT having a tempering valve installed on your hot water system

Ensure tempering valves are installed

It is critical that your plumber installs a tempering valve once your hot water system has been installed or major renovations or extensions are completed at your home. There are potential dangers if a child were to come into contact running hot water exceeding 50 degrees.

Comply with NSW legal standards

Its important to know legally, kitchens and laundries are areas in which temperatures exceeding 50 degrees are allowed in NSW. Again, if children are in constant contact in this area, it may be a good idea to ensure water does not exceed 50 degrees if a genuine risk is present with children being scalded.

What is the difference between a Tempering valve and a Thermostatic mixing valve?

Hot Water Repairs
1

Once a tempering valve has exceeded 5 years and is fluctuating in temperature, the tempering valve needs to be replaced. A thermostatic mixing valve can easily be repaired

Hot Water Repairs
2

License & Accreditation

A plumber must be accredited in the installation and service of a Thermostatic mixing valve.

Hot Water Repairs
3

Child/Age Care Facilities

A thermostatic mixing valve is required in locations such as, Childcare centres, Hospitals, Aged Care facilities and any area which may hold vulnerable or young children. Temperatures should not exceed 42 degrees as opposed to 50 degrees which a tempering valve allows through

Hot Water Repairs
4

12 months vs 5 years Maintenance

A thermostatic mixing valve needs to be tested every 12 months. A tempering valve last 5 years and needs replacing once it stops operating correctly.

How do I isolate the water to my hot water system?

Watch how you can isolate your water yourself, at your property

The isolation process

At the bottom of your storage tank, either to the left or the right of the tank, a valve should be shut off in the opposite direction its currently installed.

Valves in the off position will always be against the flow of water or need to be screwed in clockwise to close and counter clockwise to open.

If you have an instantaneous hot water unit, the green valve or the middle valve should be turned horizontally to isolate the water.

The valve should look like one of these

Which hot water system brand should I choose?

There are many hot water system brands and it can become very confusing as to which brand to choose, as there are multiple models and sizes.

The main points one should always consider when selecting the best hot water system for their home:

Hot Water System Sydney
1

Size of the Tank

How many people are currently living in the house? This is important as if more people could potentially live in the house later, tolerance for extra people should be factored in. It is important that your hot water plumber Sydney assists you in selecting the sizes of hot water systems.

Hot Water System Sydney
2

Available Gas

Do you have gas on your property? If gas is on the property, there really is no reason why electric tanks should be installed. Gas Hot Water Systems are extremely cost effective and very reliable. Gas Hot Water Systems also come in a variety of options which are important to be presented to you.

Hot Water System Sydney
3

Spacing Issues

Is space an issue? If gas is available, a continuous flow hot water system takes up a ¼ of the room a traditional storage tank would. This is usually why we urge all our clients to allow us to provide an Onsite Inspection.

Regularly Check the Sticker

Hot water systems generally last 8-10 years on average. Regularly checking your hot water sticker (If electric will be found on the top of the tank if gas inside the panel at the bottom of the tank) is critical in planning for your next hot water system.
Once a tank bursts, its generally panic stations and no thought or allowance is given for any future add on’s or changes which may occur. Its generally always replaced like for like. Plan ahead, check your stickers and monitor your hot water system once it reaches the 8-year mark so when your tank does need replacing, you are well informed and know exactly what system is best suited for your property.

What are the top reasons why hot water installation costs vary from home to home?

Hot Water Heaters
1

Access

If access is difficult or a hot water system is installed for example in a roof space or underneath a house, this will vary the price slightly between a standard installation

Hot Water Heaters
2

Size & Brand

Different households require different hot water L/Min demands meaning the exact same sized house with the same amount of people may require a different tank due to the amount of water being used

Hot Water Heaters
3

Incorrect Sizing

If gas and water lines need to be upgraded due to incorrect sizing especially when installation gas instantaneous units, this could be a contributing factor between homes

Hot Water Heaters
4

Water Usage Amount

The amount of water one family may use per the amount of people living in a house – compared to another differs scientifically. If a family has young children and parents use an extensive amount of hot water, this can vary between households significantly

Hot Water FAQs

A:
When it comes to the running costs of a hot water system, the answer will depend on different situations. For example, it would depend on whether you have roof space necessary for a solar water heater, access to natural gas, and the energy tariff in your area. If natural gas is readily available, then a gas-boosted solar system, continuous flow water system, or 5-tar gas storage unit would work best. If you have low off-peak electricity tariffs that might have the lowest running costs.

A:
When it comes to instantaneous hot water systems or tankless water heaters, are there is a wide range of options to choose from. Many different brands manufacture these systems, and you can select from Vulcan, Rheem, Rinnai, Dux, Zip, Paloma, Bosch, and more. Call in a plumber to inspect the unit and determine why it isn't functioning correctly.

A:
Every hot water system has a Temperature & Pressure Relief Valve or TPR valve at the top. As its name suggests, it is built to release the excess pressure from the system. It may occasionally leak some water when this process is taking place, and that is normal. However, if you find a constant flow of water coming from this point or any other point in the hot water system, it is dangerous and something that you need to get fixed without delay from a licensed plumber.

A:
If you find that there is a leakage in your hot water system, you need to determine where it is coming from. If you find that there is a little bit of leakage from the TPR valve, it is not something you need to worry about as at is standard. However, if you find that water is flowing profusely from the top or any other area of your hot water system, you would need to call a licensed plumber in Sydney to get it inspected and repaired.

A:
Most hot water system manufacturers recommend that you need to flush the water heater at least once annually. This is a critical maintenance aspect. however, the frequency of flushing the system would depend on the area and water quality. If you have hard water in your home, it would likely need more frequent flushing. However, it is best to follow a manufacturer recommendation unless a licensed and experienced plumber suggests otherwise based on your specific location and water quality on your property.

A:
Low water pressure and hot water unit is something that many people have to deal with. There are various reasons for this. Sometimes it could be because the hot water unit is functioning incorrectly. In other cases, sediment or rust built up at the bottom of the hot water tank or pipe leading to the showers and taps can also result in low hot water pressure. If the distance between your hot water tank and the taps and showers is lengthy, it can impact the pressure.

A:
If you find that the water and your home is not sufficiently hot, there could be various reasons for this. A certain amount of assessment and inspection would be needed to determine what is causing the problem. However, one of the first things to do is check the thermostat on the system. See whether it is set at the right temperature. If it is, the next step would be to get the hot water unit inspected to determine whether it is functioning as it should.

A:
Hot water systems life expectancy generally varies between 8-12 years. Regular maintenance and checks on a hot water system can prolong the life of a system if well maintained over its life span.

A:
Rheem, Rinnai, Everhot and Therman would have to be the top brands for hot water systems.

A:
A Rheem hot water system should last anywhere between 8-12 years as a general rule of thumb. Some hot water systems have lasted over 15 years if well maintained and checked throughout the course of its life. Rheem hot water systems are an extremely reliable hot water system and are one of the best in the market.
